Prior to funding, we undertake a detailed review of the proposed development to assess its viability and potential risks. This includes reviewing project documentation, construction costs, programme, procurement strategy and statutory approvals to provide lenders and investors with an informed assessment of the project.
We assess the overall structure and viability of the development, reviewing budgets, cashflow forecasts and programme assumptions. This process ensures the project is financially and technically robust, and that appropriate contingencies and controls are in place prior to construction commencing.
Throughout the construction phase we carry out regular site inspections to monitor progress against programme, review quality of works and identify any emerging risks. Our monitoring provides stakeholders with independent oversight of the project as it progresses.
We review contractor valuations and assess the value of works completed on site before recommending the release of funds. This ensures that drawdowns are aligned with construction progress and that lender funding is protected.
We provide clear and concise reports to lenders and stakeholders outlining project progress, cost position, programme status and any identified risks. These reports support informed decision-making and allow lenders to take action where necessary throughout the development.
At the final stages of the project we review practical completion, outstanding works and final documentation to confirm that lender requirements have been satisfied. This stage ensures that the development has been delivered in accordance with the funding arrangements and the exit can be achieved.
